Each project we support represents households navigating change and applicants working within evolving municipal requirements. Our role is to help bring clarity and care to that process for tenants.

Our goal is to demonstrate clear communication, responsive support, and thoughtful coordination.

Ashley Mar Co-Op - 8460 Ash St. & 8495 Cambie St., Vancouver, BC

Who:Ashley Mar Co-op, in partnership with Intracorp Homes

What: The original site consisted of two low-rise buildings with a total of 54 co-op units.

When: An initial rezoning application was submitted in early 2020, followed by a revised application expanding the proposal in early 2021. Construction officially began with a groundbreaking ceremony on September 30, 2022, with project completion in mid-2025.

Why: Built in 1983, the original co-op buildings had reached the end of their life. The redevelopment reflects the co-op’s vision to preserve and expand its community while increasing the supply of long-term rental housing. By replacing and expanding the original co-op homes, creating a total of 649 new homes across three towers, the project strengthens housing security, supports affordability, and contributes to a more resilient and inclusive housing stock in Vancouver.

Status: Relocation, Interim Housing & Return to Site Completed

Broadview - 5977-5979 Wilson Ave., Burnaby, BC

Who: Bosa Properties Inc.

What: The original site 5980 Kathleen Avenue was occupied by an existing low-rise rental housing with 62 units.

When: The rezoning application was submitted in early 2020. Construction began on site in 2021, as part of the broader development activity in the area. Broadview’s construction was completed early 2025.

Why: Originally known as Marco Court and built in 1965, the building had reached end of life . The redevelopment reflects broader city goals to support housing growth in Burnaby’s Central Park and Metrotown area by delivering new long-term rental homes in a transit-oriented location. Broadview contributes to the supply of purpose-built rental housing, below market rental, and affordable rental retention in Metrotown.

Status: Relocation and Right of First Refusal Completed

Sussex - 6031 Wilson Ave., Burnaby, BC

Who: Bosa Properties Inc.

What: The original site consisted of three-storey purpose-built rental building with 66 rental homes.

When: The rezoning application was submitted mid-2021. Construction commenced following approvals and is currently underway, with completion anticipated in Spring 2026. During construction, eligible former tenants are being offered opportunities to return to the completed Broadview building.

Why: Originally constructed in 1964, the existing building had reached the end of its functional lifespan. The redevelopment supports the renewal of aging rental housing in the Metrotown area while contributing to Burnaby’s long-term housing goals. By replacing the original building with a mix of 411 strata homes and 68 new rental homes, the project supports both community stability and increased housing availability in a rapidly growing urban centre.

Status: Replacement units at Broadview were secured to ensure displaced tenants have their Tenant Assistance Policy supports realised in a new Metrotown tenant community.

Vancouver General Hospital - 900-990 W 12th Ave., Vancouver, BC

Who: VGH & UBC Hospital Foundation

What: The redevelopment involves a two-tower expansion of the Vancouver General Hospital (VGH) campus replacing aging, dispersed clinical spaces. The first phase includes a 26-storey tower with clinical, diagnostic, and support space, as well as 280 new long-term care beds, with a future 28-storey building planned for additional clinical space, medical offices, childcare, and public open space.

When: The rezoning application was submitted end of 2024 and received rezoning approval January 2026.

Why: In response to the growing demand for accessible, high-quality healthcare across Vancouver and the region, the project supports the expansion and modernization of the VGH campus by enabling the delivery of critical healthcare infrastructure that would not otherwise advance through conventional public capital funding alone. Creating modern, purpose-built facilities, the redevelopment supports innovative models of care, increases long-term care capacity, and helps relieve pressure on acute care hospitals; strengthening the resilience of the regional healthcare system.

Status: In Process. Tenants remain supported with relocation plans secured with the Applicant and City.
